Auto insurance concepts, explained in general terms

An auto policy is a set of separate coverages, each with its own limits, deductibles and exclusions. Availability, requirements and how each coverage works vary by state, by carrier and by product, so the actual policy always controls.

Liability

The coverage that may respond to certain injuries or damage to others, subject to the coverage purchased, its limits, the liability that applies and the terms of the policy.

“Full coverage” is an informal phrase, not a standardized policy type: very different combinations of coverages, limits and deductibles can hide behind it.

Collision

May help with certain damage to the insured vehicle resulting from covered collisions, subject to the deductible, the limits and the terms of the policy.

It should not be assumed to cover every accident: coverage depends on the facts and on the contract.

Comprehensive

May include certain events other than collision, depending on the policy, such as theft, vandalism, certain weather events, falling objects or other covered perils.

These examples are illustrative: the policy determines which events are covered, with what limits and with what deductibles.

Uninsured / underinsured motorist

Coverages may exist for certain situations in which the at-fault driver has no insurance or does not carry enough coverage.

The rules, availability and mechanics of these coverages depend on the state and on the product.

PIP / medical payments

Depending on the state, coverages such as Personal Injury Protection (PIP), Medical Payments or other related options may exist for certain medical expenses.

PIP does not work the same way in every state: requirements, limits and scope depend on the jurisdiction and the product.

Other auto coverages

Depending on the product, options such as rental reimbursement, roadside assistance, towing, gap or loan/lease protection when applicable, rented-vehicle coverage when applicable and endorsements can be reviewed.

Availability is not universal: each option depends on the carrier, the product and the state.

Homeowners and property insurance concepts

A homeowners policy is usually organized into coverage areas. What each one actually covers, and up to what limit, depends on the policy form, the endorsements and the contract itself.

Dwelling

The main structure of the home, according to the policy form and the contract.

Other structures

Certain structures separate from the main dwelling, depending on the policy.

Personal property

Your personal belongings, subject to limits, deductibles, exclusions and possible special limits.

Loss of use / additional living expense

Certain additional living costs when a covered loss makes the home uninhabitable, according to the policy.

Personal liability

Certain liabilities to others, according to the terms and limits of the policy.

Medical payments

Certain medical expenses for others, according to the policy.

Condo (HO-6)

A different product from homeowners. It generally addresses the unit owner's side: interior, improvements, personal property, personal liability, loss of use and loss assessment when applicable. What the association's master policy covers should be reviewed separately.

Renters

For tenants. It generally addresses personal property, personal liability and certain temporary housing expenses. A landlord's policy usually protects different interests and should not be assumed to cover a tenant's belongings.

Rental property

A property used as a rental, whether long-term, seasonal or short-term, can require a different product than an owner-occupied home. The actual use has to be reported accurately.

Personal umbrella

A separate policy that may provide additional liability limits above certain underlying policies, subject to its own terms, exclusions and underlying-coverage requirements. It does not replace auto or home coverage.

Scheduled personal property

Jewelry, art, collections and certain valuables may fall under special limits inside a policy. An appraisal or an endorsement may be required to extend protection, depending on the carrier and the product.

Coverage is not one-size-fits-all

Two households on the same street can need very different policies. The vehicles, the drivers, the age and construction of the home, how the property is occupied, the exposures in the area and the coverage already in place all change the picture.

That is why comparing only a price is misleading. A lower number can mean lower limits, a higher deductible, a different valuation method or coverage that is simply not there. What a policy costs and what a policy does are two different questions.

Bundling auto and home may be available with certain carriers depending on eligibility, and it may or may not be the right answer in your case. It should be evaluated on total cost and coverage, not on the idea of a discount alone.

Limits, deductibles, exclusions and endorsements

These four words decide most of what a policy actually does. They are worth understanding before a loss, not after one.

Limits

The maximum the policy may pay for a covered loss under that coverage. Different coverages can carry different limits, and certain categories of property can carry special internal limits.

Deductibles

The portion of a covered loss that stays with you. Depending on the state and the product, a policy can carry a general deductible plus specific ones, such as a hurricane, wind/hail or flood deductible.

Exclusions

What the policy does not cover. Exclusions are as important as coverages, and they are one of the most common reasons a loss turns out differently than expected.

Endorsements

Changes or additions to the base policy. They can add, restrict or modify coverage. Availability depends on the carrier, the product and the jurisdiction.

Replacement cost and actual cash value

Replacement Cost Value may calculate repair or replacement with materials of similar kind and quality without deducting depreciation, subject to the terms of the contract. Actual Cash Value generally takes depreciation, age and wear into account. Which method applies depends on the policy, the coverage and sometimes the item or component involved, such as a roof.

Market value and rebuilding cost are different

Market value reflects factors such as land and the real estate market. Rebuilding cost relates to materials and construction. A policy limit should be reviewed with the applicable methodology rather than assumed from a sale price. Ordinance or law costs are also not automatically included.

Flood, wind and hurricane: three different conversations

In South Florida these exposures come up constantly, and they are frequently misunderstood. They are treated separately here on purpose.

Flood is separate

Most homeowners policies do not cover flood damage. When there is flood exposure, a separate flood policy or the corresponding available solution should be evaluated, such as NFIP or private flood insurance depending on the case. Being outside an area considered high risk does not mean there is no risk.

Wind and hurricane

Wind and hurricane coverage depends on the policy and the state. There may be a specific deductible, certain properties may have different coverage structures, and exclusions and endorsements have to be reviewed. None of it should be assumed automatic.

Water damage is not one thing

A plumbing leak, a sudden discharge, roof-related water, sewer or water backup, flood, groundwater and storm surge can all be treated differently. The source of the water matters, and the policy determines what is covered.

A mortgage lender may require certain coverages or limits, including flood, depending on the property, the loan and the applicable rules. Those requirements are a minimum condition of the loan, not a complete answer to what coverage may be appropriate for your situation.

Premiums, eligibility, terms and availability are determined by the insurance carrier through its own underwriting and rating rules. Those rules can consider location, the characteristics of the property or vehicle, driving and claims history and other applicable factors, and they vary by carrier, product, state and plan of insurance.
